MY STRATEGIC MARKETING & PREPARATION PLAN TO GET YOU TOP DOLLAR
As you may have found out, every agent is different; meaning every agent’s process for selling your home can be varied. Their strategy can be through social networks, promotional and marketing material, and word of mouth. Or it can be through online generated ads, company websites, or paid online contributions. Why not have an agent that can do all of that?
I love the internet and have loved browsing the online marketplace since I was 10 years old. I am very proficient in all forms of social networking including but not limited to Twitter, Instagram, LinkedIn and many more. I value connections made through these websites and use them to find new buyer clients for my listings. I post once or twice a day at the minimum and create specific-targeted ads to draw attention to my listings.
Promotional and Marketing Material
While snail-mail advertisements are less effective nowadays, I still do them! I enjoy getting mail and hope to believe that other people enjoy receiving mail also. Once your home is listed, I will immediately send out a high-gloss 100 lb. cardstock postcard that lists the key features of your home. This postcard will be sent to your neighborhood in hopes that one of your neighbors has been looking for a home–for one of their family members or friends. I also advertise open houses (should you choose to have them!) and Brokers Opens.
Paperwork–Can Be Done All Online!
I’ve had multiple clients who live out of town and are unable to meet in person to sign listing paperwork, offers, and other addendum’s that are sometimes needed. Fear no longer. My company has a Docusign account that enables us to load all documents online and send them to you via email for your online signature or to print off and snail-mail back to me! It’s so easy to use and all of my clients have been thankful for this program.
It is very important to have professional photos taken of your home for the listing on the CarolinaMLS. Many listings on the MLS have iPhone photos taken of their gorgeous backyards–that unfortunately do not even give them justice. I rely on professional photographers to come out and take photos of your home that showcase it at it’s best. And of course, this will be taken care of by me!
Communication with your Agent
I find it very useful to be by my iPhone at all hours of the day…and night. There is never a time that I am unable to be reached, unless I let you know beforehand. I have my MacBook Air with me in my purse at all times so that I am easily able to email you over an offer or review documents regarding the listing of your home. I’m available via text, phone, email, Instagram, Twitter, Facebook, LinkedIn and any other way you can find a way to reach me.
