Neighborhood Spotlight: Merry Oaks

Merry Oaks is a neighborhood full of wonderful older homes, green space, and diverse neighbors. The neighborhood was developed mostly in the 1940s and 1950s. It is known for its close proximity to Charlotte Country Club. The homes are mostly brick ranch-style houses and wooden bungalows. They were originally built for returning World War II soldiers but have since been updated to become beautiful single family homes in an affordable price range.

The most popular amenity in this neighborhood is the greenway. The greenway is a set of paved paths that trail through the woods, over Briar Creek, and into the nearby neighborhood Plaza Midwood. These trails offer great paths to exercise or walk your dog. There are also additional trails, a basketball court, and fields in a nearby park that all residents have access to.

There are currently 10 homes on the market in Merry Oaks which represents 8.6 months of inventory. This mean that Merry Oaks is a buyer’s market compared to Mecklenburg County and even Charlotte itself, which both lean more towards seller’s markets.

In the last year the average price per square foot has remained around the same and average sale price has slightly decreased. The homes in Merry Oaks range from 900 to 2700 square feet. They have sold for a little as $150,000 and as high as $375,000.

Merry Oaks is an affordable neighborhood with solid old homes, great amenities, and friendly neighbors. This neighborhood is definitely worth checking out!
